Prefab homes perform exceptionally well during earthquakes, often better than traditional homes. This is primarily due to their wooden structure which is both lightweight and flexible, allowing it to absorb seismic forces without collapsing. Moreover, prefab homes are built adhering to specifically optimised engineering standards and codes.

What materials are commonly used in the homes?

All our prefab homes are built using wood as the key structural material. However, the exterior can be tailored with a variety of finishes, from brick strips and plaster to glass, ensuring your home aligns perfectly with your vision.

How does the pricing for Bespoke designs compare to the pre-designed models?

The pricing for bespoke designs and pre-designed models is structured to reflect the level of customisation and the associated work involved. While the builders, quality, and speediness we assure remain constant, custom solutions may carry a higher price tag due to the extra work required. Unlike standardised models, bespoke designs often necessitate the creation of new CNC programs, different wall compositions, among other tailored elements. These additional steps involve more time and resources, which in turn, affects the pricing.

I have an architectural design from another architect; can I still build it through Haaven?

Certainly! If you already have an architectural design from another architect, simply upload it through our Bespoke page. Haaven will ensure you receive a quote from one of our trusted production partners within 5 working days.

Pricing & payment.

What costs are not included in the house price?

The Haaven platform differentiates between Raw-Advanced and Turn-key offerings.
- Raw-Advanced homes are delivered complete of all structural and external finishing elements, while installations, appliances and internal aesthetic finishes are excluded.
- Turn-key homes are delivered ready to be lived in, and only location-specific services are not included into the standard quotation.
The prices displayed in the platform do not include municipal taxes.

Do the listed prices include VAT?

All prices shown on Haaven’s quotation are excluding VAT. We aim to provide transparent pricing, ensuring you have a clear understanding of the total cost without hidden charges.

Is there a down payment required to start the building process?

Yes. The preparatory work necessary to construction, including the executive projects of the structure and the foundation, and the obtainment of the building permit, are kick-started by a variable advance of roughly 10% of the total cost of the home, established by the construction company.

Construction & delivery.

How long does it typically take to build a home?

Once you approve construction, building your prefab home typically takes 10 to 15 weeks to reach a raw advanced stage. The completion time can vary based on finishes like the kitchen and bathroom, as they are tailored to your preferences. If everything aligns, the entire process from start to finish can be achieved in just 3 months. Ultimately, the timeline is decided by you and by the chosen finishes.

Who handles transportation and assembly of the house?

Transportation and assembly of your house are managed either by the Production Facility or the Home Advisor/General Contractor, depending on your project's specifics. Rest assured, as a customer, there's no need for you to oversee or manage this process. Our extensive network handles all transportation and assembly needs, and these services are already factored into the quote you receive from Haaven.

Are there any site preparation steps that I need to take care of before construction?

The land-plot preparations is mostly composed of two parts: Conduct a thorough assessment to understand the site's soil quality, topography, and any existing structures or vegetation. Remove any unwanted vegetation, debris, or old structures to create a clean slate for construction. Depending on the type of foundation that is necessary for your land-plot, an excavation team might intervene to set the ground for the work of the foundation company.

Are there any regions in Italy where delivery might be challenging or unavailable?

Haaven ensures delivery to every region in Italy. While there are no areas where delivery is unavailable, building in very remote locations might require additional effort for our transportation and assembly partners. Regardless of the location, Haaven selects the optimal team for your project's unique requirements, guaranteeing your dream home's successful delivery and assembly anywhere in Italy.

Are your homes compliant with Italian construction and housing regulations?

Absolutely! Wooden homes are already being built by the thousands, known for their energy efficiency, earthquake resistance, and fire-proofing, aligning with national regulations. Their natural insulation exceeds energy standards, while their lightweight structure offers superior seismic performance. Modern treatments ensure fire safety, making them a compelling choice in all Italian regions.

What happens if there's a zoning or land-use issue in my area?

In the event that your project faces compatibility issues with municipal laws for architectural reasons, fret not! A retouche architect from our network will gladly step in to navigate through these local regulations. They'll work with you to make a few tweaks to your design, ensuring it aligns with the necessary zoning and land-use requirements, while still capturing the essence of your dream home.

How do family homes fit into Italian property taxes?

IMU (Imposta Municipale Propria)The IMU remains a key property tax in Italy, primarily affecting secondary homes or primary residences classified under specific luxury categories (e.g., A1, A8, A9). For non-luxury primary homes, owners are generally exempt. The standard IMU rate is about 0.76%, but this can vary by municipality, making the rate range between 0.46% and 1.06%. The IMU tax is levied biannually in June and December and calculated based on the cadastral value of the property, a classification coefficient and the IMU rate.
TARI (Tassa sui Rifiuti)The TARI tax covers waste collection and disposal services. The cost is determined by the property's size and the amount of waste it is expected to generate. Rates for this tax are set by local municipalities.In addition to these taxes, there are other taxes related to purchasing a property in Italy that potential homebuyers should be aware of:
VAT (IVA) VAT depends on the type of property (primary, secondary, or luxury). VAT rates of 4% for primary residences, 10% for secondary homes, and 22% for luxury properties may apply.
Cadastral Tax (Imposta catastale) A fixed fee of €200,- for updating the property's ownership in the cadastral records.
Mortgage Tax (Imposta ipotecaria)A fixed fee of €200,- applicable to properties purchased with a mortgage.
Registration Tax (Imposta di Registro)Afixed fee of €200,- paid to the Italian authorities on the creation, renewal, or notice of a real estate contract.

Overall, the Italian tax system is structured to provide relief to individuals owning a single family home, while levying higher taxes on additional properties or holiday homes. The residency in Italy is a prerequisite to avail the tax benefits associated with owning a “first” home.

Who handles the municipal approval for my building permit?

Your Home Advisor will be in direct contact with the municipality, supported by Haaven's network of engineers and production facilities that will ensure they are equipped with all necessary documentations and calculations.

How do I address any post-construction issues or defects?

Whenever you encounter post-construction issues or defects, Haaven is always there to support you. Our first step will be to assess the cause of the damage. This involves determining whether the issue is structural, or related to installations. By understanding the root of the problem, we can then advise on the best course of action to resolve it, ensuring your home remains in perfect condition.

What kind of warranty or guarantee do you offer on your homes?

Our partners stand behind the quality of our homes, which is why they offer a solid 10-year warranty. This warranty covers all structural issues and defects that can be attributed to the construction and/or assembly of the home. Our commitment is to ensure you have peace of mind knowing that your home is built to last, and that we are here to address any concerns that may arise during this period.

What maintenance is typically required for these prefab homes?

Prefab homes are designed to be low maintenance. However, like any home, some upkeep is necessary to maintain its beauty and functionality. While no particular maintenance is required when compared to traditionally built homes, we do advise carrying out ordinary maintenance on exposed wood elements such as external cladding, wooden windows, and doors. By doing so, you'll ensure the longevity and aesthetics of these elements, keeping your home in great condition over the years.

Are there any post-construction services available?

Prefab wooden homes, like Haaven's, are carbon-neutral, supporting eco-conscious living. We exclusively build NZEB homes, ensuring minimal environmental impact. In contrast, traditional concrete and metal constructions contribute to a quarter of global CO2 emissions, making our method a greener choice.

Do the homes come furnished, or is that an additional cost?

All our offerings start from a raw-advanced package. Once that is set, and the structure of the home is decided upon, our local partners help you in choosing the finishing elements, from the HVAC system to the installation of fixtures and bathroom appliances.

How are prefab homes insulated, especially for Italian winters?

All homes in our catalogue are insulated to the highest standards, ensuring year-round comfort in all climates. All designs are suitable for 12-month living, even through the harshest Italian winters. Our collaborations with local engineers and builders guarantee insulation tailored to regional conditions.
