What costs are not included in the tiny house price?
The Haaven platform differentiates between Raw-Advanced and Turn-key offerings. Raw-Advanced homes are delivered complete of all structural and external finishing elements, while installations, appliances and internal aesthetical finishes are excluded. Turn-key homes are delivered ready to be lived in, and only location-specific services are not included into the standard quotation. The prices displayed in the platform do not include municipal taxes, foundation costs and the machinery necessary on-site, if applicable.
Do the listed prices include VAT?
All prices shown on the platform include VAT at 22%. However, according to current regulations, in some cases, such as for the purchase of a first home, VAT is lowered to 4%. Please contact us for more information.
Is there a down payment required to start the building process?
Yes. The preparatory work necessary to construction, including the executive projects of the structure and the foundation, and the obtainment of the building permit, are kick-started by a variable advance of roughly 10% of the total cost of the home, established by the construction facility.
How long does it typically take to build a tiny home?
Once you approve construction, building your prefab home typically takes 10 to 15 weeks to reach a raw advanced stage. The completion time can vary based on finishes like the kitchen and bathroom, as they are tailored to your preferences. If everything aligns, the entire process from start to finish can be achieved in just 3 months. Ultimately, the timeline is decided by you and by the chosen finishes.
Who handles transportation and assembly of the tiny house?
Transportation and assembly of your house are managed either by the Production Facility or the Home Advisor/General Contractor, depending on your project's specifics. Rest assured, as a customer, there's no need for you to oversee or manage this process. Our extensive network handles all transportation and assembly needs, and these services are already factored into the quote you receive from Haaven.
Are there any site preparation steps that I need to take care of before construction?
The land-plot preparations is mostly composed of two parts: Conduct a thorough assessment to understand the site's soil quality, topography, and any existing structures or vegetation. Remove any unwanted vegetation, debris, or old structures to create a clean slate for construction. Depending on the type of foundation that is necessary for your land-plot, an excavation team might intervene to set the ground for the work of the foundation company.
Are there any regions in Italy where delivery might be challenging or unavailable?
Haaven ensures delivery to every region in Italy. While there are no areas where delivery is unavailable, building in very remote locations might require additional effort for our transportation and assembly partners. Regardless of the location, Haaven selects the optimal team for your project's unique requirements, guaranteeing your dream home's successful delivery and assembly anywhere in Italy.
Are these tiny homes compliant with Italian construction and housing regulations?
Yes, our tiny homes are designed to comply with Italian construction and housing regulations. If these changes are minor and unexpected at the time of signing the contract, we strive to accommodate them without additional costs.

How do tiny homes fit into Italy property taxes?
In Italy, property taxes are a component of the broader fiscal framework, and family homes, particularly the primary residence, receive certain tax benefits. The main tax imposed on property is known as IUC (Imposta Unica Comunale - Single Municipal Tax), which encompasses three different taxes: IMU (Imposta Municipale Propria - Local Municipal Tax) Owners of a first home are generally exempt from this tax, with the exception of luxury homes or mansions which are taxed at a reduced rate of 0.4%. For second or holiday homes, the IMU tax is levied biannually in June and December, calculated based on the cadastral value of the property (enhanced by a factor of 1.05). The basic rate for a second home is 0.76%, although municipalities have the discretion to adjust this rate by up to 0.3%, making the rate range between 0.46% and 1.06%. TASI (Tributo per i Servizi Indivisibili - Tax for Indivisible Services) Similar to IMU, first home owners are exempt from TASI, while other property categories are taxed at a basic rate of 0.1%, with municipalities having the authority to adjust this rate up to 0.25%. TARI (Tassa sui Rifiuti - Waste Tax) This tax, applicable to all properties, covers the costs of waste collection, transport, and disposal. The amount due is determined by each municipality based on the property's surface area and the quantity of waste produced, taking into account the number of individuals residing in the property.

What kind of warranty or guarantee do you offer on your homes?

The pricing for bespoke designs and pre-designed models is structured to reflect the level of customisation and the associated work involved. While the builders, quality, and speediness we assure remain constant, custom solutions may carry a higher price tag due to the extra work required. Unlike standardised models, bespoke designs often necessitate the creation of new CNC programs, different wall compositions, among other tailored elements. These additional steps involve more time and resources, which in turn, affects the pricing.
I have an architectural design from another architect; can I still build it through Haaven?
Certainly! If you already have an architectural design from another architect, simply upload it through our Bespoke page. Haaven will ensure you receive a quote from one of our trusted production partners within 5 working days.
What's the timeframe for a custom prefab design versus a catalogue choice?
Choosing a custom prefab design follows the same timeframe as a catalogue house for construction. However, the initial design phase might take longer due to the personalised collaboration with architects to realise your unique vision. Once the design is finalised, the construction phase is consistent with catalogue designs, typically completed in around 15 weeks.
How environmentally friendly are the construction methods and materials?
Prefab wooden homes, like Haaven's, are carbon-neutral, supporting eco-conscious living. We exclusively build NZEB homes, ensuring minimal environmental impact. In contrast, traditional concrete and metal constructions contribute to a quarter of global CO2 emissions, making our method a greener choice.
Do the homes come furnished, or is that an additional cost?
Every home in our catalogue reaches a raw advanced finish, some even turnkey with bathroom and kitchen appliances.
